Invictus Coatings

Concrete Coating in Bluffdale, UT

Bluffdale sits at the southern edge of Salt Lake County where the valley floor meets the Point of the Mountain, and it's one of the fastest-growing communities in the state. New subdivisions are going up quickly, which means thousands of unfinished garage slabs, basement floors, and driveways that need proper protection before Utah's climate starts doing damage. Invictus Coatings is a Draper-based concrete coating company serving Bluffdale homeowners and businesses. We're close, we know this market, and we do the prep work that makes coatings last.

Why Bluffdale Homeowners Are Coating Their Concrete Now

Most builders in Bluffdale's newer developments finish the framing, the drywall, and the landscaping. The garage floor gets left as bare concrete. That's standard practice, and it's also a problem. Bare concrete is porous. It absorbs oil from vehicles, stains from chemicals, and moisture from snowmelt and irrigation. Over time, the surface pits, dusts, and deteriorates. Once that process starts, it's harder and more expensive to correct.

The right time to coat a concrete floor is before heavy use begins. A professionally installed coating system bonds into the slab, seals the surface, and creates a barrier that keeps your concrete looking and performing the way it should for years.

Invictus brings a full preparation and installation process to every Bluffdale job. We don't roll in with a bucket of epoxy and a roller. We grind, we test, we verify, and then we coat. That's the difference between a floor that lasts and one that peels.

What a professionally coated concrete floor delivers:

  • Protection against oil, chemical, and water staining from day one

  • A sealed surface that won't pit, dust, or deteriorate under vehicle traffic

  • Slip-resistant texture for safer footing in wet and winter conditions

  • Resistance to the freeze-thaw cycling that damages uncoated concrete in Utah winters

  • UV-stable color that holds up through high-altitude sun exposure

  • A finished appearance that adds real value when it's time to sell

  • Customizable colors, flake patterns, and finishes to fit your home

How We Install Concrete Coatings in Bluffdale

Preparation determines whether a coating lasts. Here's exactly what we do before any product touches your floor.

Why do coatings on new construction concrete sometimes fail quickly? New concrete can look solid and ready, but it often contains residual moisture and alkalinity from the curing process. If a coating goes down before those levels are within range, the bond is compromised from the start. We test before we coat, every time, on every job.

Step 1: On-Site Assessment We walk your floor and evaluate the slab condition, including surface porosity, any existing sealers applied by the builder, visible cracking, control joint condition, and signs of moisture. We tell you what we find before we recommend anything.

Step 2: Diamond Grinding We mechanically grind the entire surface using professional diamond tooling to achieve the correct surface profile. This removes any builder-applied sealers, opens the concrete's pores, and creates the mechanical bond profile the coating needs to adhere properly.

Step 3: pH and Moisture Testing We measure pH and moisture vapor emission rate before any coating is applied. New construction slabs in particular can test outside acceptable ranges. If they do, we address it before moving forward.

Step 4: Base Coat Application We apply the base coat at full specified thickness. No thinning, no shortcuts, no cutting coverage to speed up the job.

Step 5: Decorative Broadcast Color flakes, metallic pigments, or solid tints are applied at the correct coverage rate for your chosen system and finish.

Step 6: Polyaspartic Topcoat A UV-stable, clear polyaspartic topcoat seals the full system and delivers the surface hardness, chemical resistance, and abrasion tolerance that makes the floor perform long-term.

Step 7: Final Walk-Through We inspect every square foot of the completed floor with you on-site. Any issue gets corrected before we leave.
