Invictus Coatings
Concrete Coating in Saratoga Springs, UT
Saratoga Springs has grown from a quiet lakeside community into one of Utah County's most active residential markets, and with that growth comes miles of new garage slabs, basement floors, and driveways that need real protection. Invictus Coatings is a Draper-based concrete coating company serving homeowners and businesses throughout Saratoga Springs. We install professional-grade coating systems that are built for Utah's climate, designed to last, and backed by a prep process that most installers won't bother with.
What Saratoga Springs Homeowners Need to Know Before Coating Their Floors
Saratoga Springs sits at the edge of Utah Lake at roughly 4,500 feet elevation. That combination of moisture proximity, temperature swings, and hard Utah winters creates specific conditions that affect how concrete behaves and how coatings perform. A coating system that works fine in a dry climate can fail here if the installer doesn't account for moisture content in the slab or the thermal expansion that comes with freeze-thaw cycling.
This is why prep work isn't optional. It's the entire job.
Invictus runs a full diagnostic on every floor before a single product gets applied. We check for moisture, test pH, grind the surface to proper profile depth, and only then select the coating system that fits your specific slab and use case. The result is a floor that holds up through every Utah season without peeling, bubbling, or fading.
What you get with a properly installed concrete coating:
A sealed, stain-resistant surface that repels oil, water, and chemicals
Protection against the freeze-thaw damage that deteriorates bare concrete over time
A slip-resistant finish that's safer underfoot in wet conditions
A surface tough enough for vehicle traffic, heavy tools, and daily garage use
Long-term UV stability so the color stays consistent year after year
A finished look that adds real value to your home
Custom color and flake options to match your style

Concrete densifying is a process that involves treating concrete surfaces with a specialized chemical solution that penetrates deep into the pores of the concrete, reacting with the minerals to create a denser, harder surface. This treatment is ideal for concrete floors that are subject to heavy traffic, wear, and tear. Concrete densifying can help to improve the durability and longevity of concrete surfaces, making them more resistant to scratches, stains, and other types of damage. It can also enhance the appearance of the concrete by creating a smoother, shinier surface. If you're looking to protect and improve the performance of your concrete floors, concrete densifying is an excellent solution to consider.

Utahs weather kills concrete, Seal your concrete driveway, pool deck, pavers, floors, stairs etc. All concrete must be sealed to maintain its strength and beauty. On average, int utah it must be re-sealed every 2-4 years. We offer 3 types of outdoor concrete sealant.
-Water-based sealant: This is a thin glossy clear film of sealant, suggested for driveways and pool decks. Creating a water resistant effect to protect concrete from water freezing damage.
-Solvent-based sealant (wet-look): A penetrating glossy sealant that creates a film over the substrate mimicking how it looks when its wet. This is perfect for pavers, colored concrete, stamped concrete, pool deck and coping. Makes faded colored concretes color pop once again. This is water proof and protective against salt and water damage.
-Hydrophobic lithium concrete sealer: This includes a professional concrete cleaning with a high power pressurewasher, scrubber and detergent to pull the dirt out of the concrete. Then an application of the newest and best technology in concrete sealing and densification, a lithium sealer that will make your concrete hydrophobic, meaning water will bead up on top of it rather than soak into it. This helps to protect the concrete from salt damage, spalling and cracking. Rated to last 3-5 years. This is completely invisible and not noticeable when applied.

How We Install Concrete Coatings in Saratoga Springs
The coating itself is only as good as what happens before it goes down. Here's the full process we run on every job.
Why do so many concrete coatings fail within a few years? Because the installer skipped the prep. Coatings applied over unground, untested, or moisture-laden concrete don't bond properly. They look acceptable at first, then start peeling or delaminating within a season or two. The fix is a complete strip and reinstall, which costs more than doing it right the first time.
Step 1: On-Site Assessment We walk the floor with you and evaluate the condition of the concrete, including any existing coatings, visible cracking, control joint condition, and signs of moisture intrusion from below the slab.
Step 2: Diamond Grinding We mechanically grind the entire surface using diamond tooling to achieve the correct surface profile. This step opens the pores of the concrete so the coating bonds into the slab rather than sitting on top of it.
Step 3: pH and Moisture Testing We test both pH and moisture vapor emission before proceeding. High alkalinity or excess moisture will cause delamination regardless of product quality. If numbers are outside range, we address the issue before moving forward.
Step 4: Base Coat Application The appropriate base coat is applied at full specified thickness. We don't thin products to stretch coverage or speed up the job.
Step 5: Decorative Broadcast Color flakes, metallic pigments, or solid color tints are applied at the coverage rate specified for your chosen system and finish.
Step 6: Polyaspartic Topcoat A UV-stable, clear polyaspartic topcoat is applied to seal the system and deliver the final finish. This layer provides the abrasion resistance, chemical resistance, and surface hardness that makes the floor last.
Step 7: Final Inspection We walk every square foot of the finished floor with you before we consider the job complete. Any issues get addressed on the spot.
